Why Every Building Manager Needs a Fire Compliance Checklist

Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Act 2021, the “responsible person” for a building must take reasonable steps to reduce the risk of fire and keep people safe. The Building Safety Act 2022 added further duties for higher-risk buildings.

  • Perimeter gap checks around the frame
  • Threshold gap checked against smoke/fire requirements
3) Leaf and Frame Condition
  • Damage to leaf faces and edges noted
  • Frame movement, splits, and poor fixings identified
  • Glazing and bead condition checked where fitted
4) Operation and Closing Performance
  • Door opens freely without binding
  • Self-closer performance from multiple opening angles
  • Final latch engagement and full closure verified
5) Components and Hardware
  • Hinges (count, condition, fire-rated suitability)
  • Intumescent strips and cold smoke seals
  • Drop-down seals, locks, latch, and ironmongery condition
6) Compliance Signage and Surrounding Risk
  • Required fire door signs present and legible
  • Unapproved hold-open devices/wedges identified
  • Immediate life-safety defects prioritised in report

Do you measure every fire door?

Yes. We measure key dimensions and critical gaps for each inspected door to identify non-compliance quickly and consistently.

Do you check both the door and the frame?

Yes. A compliant leaf can still fail if the frame, fixings, or gap tolerances are wrong, so both are assessed together.
