Why Every Building Manager Needs a Fire Compliance Checklist

Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety Act 2021, the “responsible person” for a building must take reasonable steps to reduce the risk of fire and keep people safe. The Building Safety Act 2022 added further duties for higher-risk buildings.

A structured checklist ensures you cover every item auditors and fire risk assessors look for — and that nothing falls through the cracks between inspections.

What the Checklist Covers

  • Fire Door Checks: Gaps, seals, hinges, self-closers, signage, glazing, frame integrity — aligned with BS 8214 guidance
  • Compartmentation: Penetration seals, service risers, ceiling voids, fire stopping around pipes, cables, and ducts
  • Means of Escape: Exit routes clear and unobstructed, final exit doors operational, emergency lighting functional
  • Signage: “Fire Door Keep Shut” and “Fire Door Keep Locked” notices present and legible on every fire door
  • Documentation: Fire risk assessment current, inspection records filed, remedial actions logged and tracked

Who Is This For?

The checklist is designed for building managers, facilities managers, housing association officers, property managers, and any “responsible person” under the Fire Safety Order. It’s particularly useful as a pre-inspection preparation tool or a monthly walk-round guide.
